What Are the Different Types of Epoxy Flooring?

Multiple types of epoxy flooring are available to fulfill virtually any application. The ideal epoxy flooring for your budget, aesthetic preferences and business needs depends on several factors. Trust Pro Maintenance, Inc. to explain your best options during a FREE site survey. Our decades of experience guarantee protective, attractive and high-quality flooring you can trust.

With that said, epoxy flooring falls into one of three categories depending on which substance (if any) its epoxy solids are suspended in.

  • Water-Based – If you want the easiest type of epoxy flooring to install, then you specifically want a water-based one. Water-based epoxy flooring is also the least expensive, although that comes at the (predictable) cost of lower durability. Reinstallation every one to three years is recommended. Water-based epoxy flooring is low in toxicity, although it is probably not ideal if your floor is regularly exposed to strong chemical or abrasive forces.
  • Solvent-Based – Solvent-based epoxies are prized for their glossy appearance. In addition to giving flooring a visually appealing luster, solvent-based epoxies penetrate deep into concrete surfaces while bonding to them. This is why solvent-based epoxy flooring boasts higher durability than any water-based alternative. Solvents are more toxic than water, however, which is why adequate ventilation during installation is crucial. Note that exposure to sunlight can cause solvent-based epoxy’s color to fade over time.
  • 100% Solids – True to its name, this type of application contains no water or solvent: only epoxy solids. It has a lower environmental impact than the other two epoxy flooring products, largely because 100% solids epoxy flooring does not evaporate significant quantities of volatile organic compounds (VOCs) during installation or over the course of its lifetime. This type of epoxy flooring also dries faster and requires fewer coats during application, which can significantly reduce downtime. Some applications can be completed in a matter of hours instead of days!
What are the Benefits of Epoxy Flooring?
  • Enhanced Aesthetics – Concrete floors aren’t known for their aesthetics. The flat, drab surfaces vacuum visual appeal away from any indoor space they appear in. Fortunately, epoxy flooring can quickly transform any swath of dull gray into a visually striking surface. Epoxy is available in a wide selection of color options, and may be mixed with paint chips or flecks to add even greater visual variety. Even spaces which are purely functional, such as commercial kitchens and manufacturing facilities, can become more welcoming and appear more presentable once their floors have been treated with hard-wearing epoxy.
  • Easier Cleaning – Concrete floors aren’t known for being easy to clean, either. This is because pores typically make up 12-18% or more of concrete’s structure. So porous a material easily traps dirt and absorbs liquids. If a customer spills a soda on a restaurant’s concrete floor, part of it may stay there forever. The same holds true for automotive fluids, lubricants, and myriad other liquids requisite for commerce and industry. Even pressure washing cannot fully remove liquids absorbed by concrete flooring! But once a concrete floor is fully shielded by nonporous and nonabsorptive epoxy, spilled liquids will sit on its surface rather than seep beneath it.
  • Extended Lifespan – New concrete is strong and durable, although prolonged exposure to abrasion, light, water, pressure, and other deleterious forces will weaken it until it begins to chip, crack and split. Epoxy coating shields concrete against forces which gradually damage it, making it a lasting investment in any commercial or industrial facility’s flooring.

Are you ready to enhance your concrete flooring’s visual appeal, facilitate cleaning, and avoid costly (and potentially hazardous) damage? Then Pro Maintenance, Inc. is standing by to help you realize epoxy flooring’s multiple returns on investment.

How Do I Find a Good Epoxy Flooring Company?

The fact that you are currently reading this sentence proves you already know how to find a great epoxy flooring company. But if your business is not located in Minnesota, Wisconsin, Iowa, North Dakota, or South Dakota, then you should look for an epoxy flooring service that offers the following instead of contacting Pro Maintenance, Inc.

  • Experience – Epoxy floor coating is a sophisticated process. It cannot be performed safely, affordably or effectively by technicians who lack specialized training and experience. Do not hire a contractor that hasn’t been in business for very long – or, barring that, a contractor that isn’t owned by a professional with many years of epoxy coating experience. Too much depends on the proficiency of your epoxy flooring provider.
  • Equipment – A good epoxy flooring company exclusively uses high-quality equipment. It is the only way to create a durable, long-lasting surface with an attractive finish. If a potential candidate utilizes state-of-the-art equipment, it means they have invested in their craft and are committed to delivering the highest-quality results.
  • References – Online ratings are informative, but don’t be content to hire an epoxy flooring service simply because it is well reviewed. Dig deeper by requesting contact information for their recent clients. These references should have positive things to say about the contractor’s professionalism, punctuality, pricing, and quality of work.
  • Compliance – It is important for any business to fully comply with all safety and regulatory standards. While choosing an epoxy flooring company, ask if it is compliant with an organization such as ISN or Avetta. In doing so you will ascertain whether that company holds its work to the highest available standards.
  • Cost – Professional epoxy application may cost anywhere between $3 and $12 per square foot (and quite possibly more due to the endless progression of inflation). That’s why requesting multiple estimates for the same scope of work is an absolute must. It will indicate which epoxy flooring companies are attempting to exploit your presumed unfamiliarity with their services.
